Mold is a very destructive, breaking down organic material and causing a lot of odor. This commercial facility had metal studs which do not grow mold but the drywall had to be removed all along the last four feet.

One of the issues we see with metal studs is that water will pool in between the studs. Unless there is some airflow in those cavities the water will evaporate without anywhere to go. The excess moisture allowed the black mold to grow up the drywall.
